Livability in Residential Projects in Noida Being Impacted by Builders RO Plants

Occupants living in residential projects in Noida have written to the Noida Authority CEO stating that an end be put to unauthorised RO plants functioning in the residential sectors of Noida. Occupants of houses in Noida have stated that RO plants lower the level of ground water. Member of the Resident Welfare Association also wrote to the Noida CEO stating that builders waste a great deal of groundwater.

The Issue of Water

Unauthorised RO plants were demanded to be shut down by the Federation of Noida Residents Welfare Associations (FNRWA) because of such plants lead to a great deal of wastage of water and lower the ground water table. Builders use the RO plants to extract ground water which is being rapidly depleted in Noida.

The Residents Welfare Association Federation has also urged the authorities to take measures to harvest rainwater in Noida. RWA Federation members urged the authority to immediately draft plans and policies which would result in rainwater harvesting in industries, institutions, office building, and in parks across the city. Federation members believe that if water is harvested the likelihood of a shortage of drinking water in Noida in the future will be greatly diminished. Currently, many sectors in Noida face a shortage of drinking water.

In the Words of the Residents

The FNRWA president has stated that the Federation has received numerous complaints regarding unauthorised RO plants. According to these complaints, there are numerous unauthorised RO water plants in sectors and neighbouring villages which results in a wastage of groundwater. The ground water is extracted to bottle RO water, and untreated water, as per the accounts of the residents, is disposed of in the drains by builders.

According to the FNRWA President, because builders have numerous projects in Noida, they are an additional and a significant reason why water is wasted in the city. According to Noida residents, real estate developers in Noida are an additional reason why water is wasted in the city. Because builders extract ground water with virtually no hindrances, so as to build buildings, and supply workers on their many multi-storied housing complexes, they are a significant burden on the city’s water resources.

The Depth from Which Water is used

Residents have stated that the builder’s operational RO plants are the prime reason why water is being constantly depleted in Noida. Today there is a scarcity of water up to two hundred feet below ground level whereas the water table earlier was aplenty at a depth of sixty feet. Households that have plans to buy property in Noida should be aware that the city has a problem of water scarcity which could become acute in the near future.

5 Must Research Factors When Buying Property in Noida

Living in a rented home can just be a temporary way. You cannot spend complete life on rented home and that too when living in cities like Noida and Gurgaon, where rent is too high. Moreover, everyone has a dream of owning a house. When one looks at high rents in metro cities, the decision of owning a home and paying the money for EMI seems a better option.

But buying a home in India is not a cup of tea. Be it the location, price, reputation of the builder or the quality of construction, every factor makes a lot of impact on the home buying decision. Further, news of so many frauds by builders, buying property in Noida has got further difficult. To ensure that you get right project, you need to keep an eye on various aspects of the residential projects. Here are five must research factors when buying a home in the largest industrial hubs of India.

Location: A place where you buy a home should be comfortable for every family member. Some of the important factors to keep in the mind when checking the location of the project are connectivity, safety and access to the public utilities like hospitals, schools, malls etc.

Amenities: Gone are the days when just owning a brick and mortar structure was enough to say that you own a house. Modern home buyers look for a project that is equipped with all the amenities like swimming pool, clubhouse, lifts in high-rise apartments, gym etc. Most of the upcoming projects in Noida have all these facilities to ensure a convenient life for contemporary homebuyers.

Maintenance: If you live in a rented home, you might not be aware of the maintenance cost associated with the own home. The only benefit in this apartment culture is that you can just pay the cost to the building owner and relax about regular maintenance. But sometimes builders charge a lot more than the average maintenance cost just because home owners are not interested in taking any pain for it. So pay attention to every penny charged in the name of maintenance such as parking, security, garbage cleaning etc.

Security: In today’s time, when the number of crimes is increasing rapidly, security is the biggest concern when buying a house. When looking for a home, ask the builder about the security measures used to ensure the safety of the residents. Now you cannot just rely on a security guard standing outside the building. Give preference to a project with high-tech security measures like CCTV camera, card entry, and boom barriers.

Durability: If you are investing in a resell building, do check age of the structure. If it is too old, avoid buying it as it might not be able to survive natural calamities like an earthquake. If you are looking forward to buying luxury flats in Noida, make sure it has been made on earthquake resistant structure.

Every penny you pay for your home is valuable for you and your family. So use your capital wisely and research well before investing in any housing project in Noida.

Concerning Rental Income: Should You Buy Flats in Noida or in Greater Noida?

http://www.propchill.com/projectlist/real-estate-property-in-noida

In the minds of many consumers, considering whether to buy flats in Noida or whether to buy flats in Greater Noida is no longer a difficult question to answer. Both the real estate markets, Greater Noida and Noida, differ from each other in well understood and easily quantifiable ways.
Differences Between Noida and G. Noida
Despite the fact that Noida and Greater Noida are neighbours or rather lie adjacent to one another, the property markets in both cities are quite distinct and cater to different kinds of buyers. Such differences are brought to the fore when one considers the rental market in these adjoining cities.
Households that had invested in one of the numerous residential projects in Noida are likely to have been disappointed by the low rise or in some cases even negative rental returns from their property. Conversely, households who had invested in a project in Greater Noida were likely to have gained a handsome rental yield of nearly six percent on their property.
Why The Disparity Between Greater Noida and Noida?
The simple reason for the disparity in rental earnings between the two cities is simply because rental rates in Noida have nowhere to go but down since rental rates here had risen so drastically over the past few years. On the other hand, the rental rates in Greater Noida are far less exorbitantly priced and hence have sufficient room for upward movement earning owners of properties in Greater Noida a higher rental income over the next few years than they had earned in the past
Homebuyers who bought a property from real estate developers in Noida a few years ago would be able to rent out the property at a price of nearly fourteen rupees per square foot whereas properties in Greater Noida that were bought from real estate developers could be only be rented out for nine rupees per square foot today. Thus there is sufficient room for the rental price to rise per square foot in Greater Noida just as there are numerous price points to which rental prices could fall concerning property in Noida.
Further Reasons for the Rental Disparity
One reason why property in Noida commands a higher premium than does property in Greater Noida is simply because Noida has better infrastructure than does Greater Noida. Additionally, Greater Noida is a young city and has yet to mature in terms of civic and social infrastructure whereas real estate in Noida benefits from Noida’s older vintage.
